Housing Assistance Programs

San Marcos Downpayment Assistance Program (DAP): Provides up to 20 percent of the purchase price of a new home, with a maximum amount of $70,000 in the form of a low-interest, deferred loan to income-qualified buyers. Property purchased must remain affordable for 55 years.

Home Rehabilitation Loan Program: Low-income homeowners can use this loan to correct unsafe conditions in their home. The maximum loan amounts are $50,000 at 3% simple interest, for a single family home and $25,000, interest free, for a manufactured home. Home must be located in the City of San Marcos, must be owner-occupied and cannot have taken advantage of the program previously. Manufactured Home Park Residency Program: The State of California has required the City of San Marcos to place deed restrictions on several mobile home park spaces in San Marcos. In order to occupy (purchase or rent) these properties you must income qualify with the City of San Marcos and earn at or below specified San Diego County area median income levels.

California Housing Financing Agency First-Time Homebuyer Programs

The California Housing Financing Agency (CalHFA) offers serveral loan programs for first-time homebuyers.  For more information, visit www.calhfa.ca.gov.

Mortgage Credit Certificate (MCC) Program: First-time homebuyers may qualify to take a federal income tax credit of up to 20 percent of the interest paid on a mortgage loan. With less being paid in taxes, the homebuyer's net earnings increase, helping the buyer qualify for the mortgage loan.  Funding is limited. The MCC program is administered for the County of San Diego by Affordable Housing Applications. To apply, visit www.ahahousing.com or call (800) 591-3111.
